Cgi visuals now key for small property developers

Computer-generated imagery used as a marketing tool is a must for developers of all sizes, according to estate agents Andrew Grant.

Timothy Richards, head of new home sales at the Worcestershire based business, is encouraging small-scale developers to use the technology to begin the important process of building confidence with a prospective buyer.

In the past five months he has used Stem, based at the Technocentre, Puma Way, Cheylesmore, Coventry, to produce about 20 3D architectural visuals on behalf of his developer clients and is very impressed with the results.

He added: "Cgi has become an essential part of the marketing process for all developers. Any builder looking to get a positive image across, showcasing his or her intentions, before building work is complete, needs to be using digital imagery. A Cgi visual gives prospective purchasers an understanding of what the developer is aiming to achieve.

"Larger developers have show homes to demonstrate the quality of a build but this is not an option for small-scale businesses. If a developer spends time and money on producing a high quality 3D visual, then he will build confidence in the buyer."

He added: "Our relationship with Stem has been most successful - we sell a whole range of new properties from £1.3 million traditional country homes to cutting-edge, stylish city-centre apartments and Cgi works for all of them. Developers who may only build a small number of properties each year are surprised to find out that Cgi comes well within their budgets."

Anthony Atkinson, director at Stem, said: "Cgi is now far more accessible than it once was. The technology enables a prospective buyer to imagine themselves inside a property and the luminosity of websites and mobile phone screens mean that viewers get a far sharper and more distinct impression of a home than they used to.
